Who Can Apply?

Leases will be offered on a case-by-case basis. To apply, you must be a female survivor of domestic violence, sex trafficking, and/or other traumatic situations and out of the relationship for 2 or more years. (At this time, we can only consider applications from women without dependents. ) You must also be able to afford a monthly rental payment.


How to Fill Out This Application: 

This application helps us decide if you meet the THI(S) Program guidelines. Please know we will protect your privacy, and this application is 100% confidential. 

THI(S) Community Guidelines 

  1. Pets: Tenants are permitted one small pet that MUST be approved by management. Pets must be leashed when outside and absolutely all waste must be immediately picked up and disposed of. Pets must not be a disturbance to other tenants.

  2. Drugs/Illegal Substances: The use of drugs and illegal substances is strictly prohibited. This will result in an immediate termination of the contract and eviction.

  3. Smoking: No smoking or vaping is permitted inside the homes. 

  4. Cleanliness: THI(S) takes immense pride in our tiny houses! To ensure the cleanliness and upkeep of each home, THI(S) has the right to inspect homes from time to time (or as needed) until the lease to own is completed. Inspections will only be done when the tenant is present and there will be no invasion of personal property. Please know these inspections are only to ensure the homes are kept in adequate condition. 

  5. Trash Disposal: Tenants are responsible for proper disposal of trash and recycling in designated bins. Dumping trash on the property or in common areas is strictly prohibited.

  6. Maintenance Requests: Any maintenance issues or concerns should be promptly reported to management for resolution. Failure to report these issues may result in damage charges.

  7. Alterations to Property: Any alterations or modifications to the property must be approved by management in writing beforehand. Unauthorized modifications may result in fines or penalties.

  8. Fire Safety: Tenants must adhere to all fire safety regulations, including not blocking fire exits, keeping flammable materials away from buildings, and ensuring all smoke detectors are operational.

  9. Guest Parking: Guests must park in designated guest parking areas only. Parking in tenant lots without permission may result in towing at the owner's expense.

  10. Property Damage: Tenants are responsible for any damage caused to the property by themselves, their guests, or their pets. Charges for damages will be assessed and billed accordingly.

  11. Subletting: Subletting of units is strictly prohibited.

  12. Pest Control: Tenants are responsible for maintaining a pest-free environment within their unit. If pests are discovered, tenants must take appropriate measures to address the issue promptly.

  13. Exterior Decorations: Exterior decorations, such as holiday lights or seasonal displays, must be tasteful and in line with community standards. Management reserves the right to request the removal of any decorations deemed inappropriate.

  14. Community Respect: Tenants are expected to treat fellow residents, staff, and visitors with respect and courtesy at all times. Discriminatory behavior, harassment, or intimidation will not be tolerated.

  15. Reasons for termination include but are not limited to: 

    1. Chronic non-payment of rent (defined by three or more consecutive months)

    2. Engaging in illegal behavior such as prostitution or use of illegal substances

    3. Jeopardizing the safety and well-being of self, children, other program participants, or staff by using physical violence and/or verbal threats, destroying THIS property such as setting fires in the housing unit, or being openly homophobic or racist; and/or due to the batterer being on the premises.

    4. General non-compliance with established THI(S) rules.
